735 Broadway is a 5-acre former motel site straddling the cities of Melrose and Malden, MA. Positioned just north of Boston on Route 1, the parcel’s dual frontage on two major thoroughfares ensured high visibility, excellent vehicular access, and strong transit connectivity, making it a prime redevelopment opportunity.

Taking a collaborative approach with both cities and stakeholders, the Pugh Management partners spent 18 months carefully designing the 94,000-square-foot warehouse and gaining zoning variances and special permit approvals. 735 Broadway was transformed in partnership with DH Property Holdings from a dated motel lot into a new, context-sensitive warehouse facility with unparalleled connectivity to downtown Boston and the surrounding region.

Entitling the site with 2 municipalities, limited predevelopment funds, and concerned neighbors was a huge challenge, but the majority stake in the development was sold shovel-ready to an experienced partner, yielding an over 30x return.
